Lettings & Property Management

Kestrel Lettings — lettings agent website concept

A concept website for a fictional Manchester lettings agent. It has an editorial deep-green and brass identity, a free rental valuation form above the fold, published example fees and separate paths for landlords and tenants.

Concept project. Kestrel Lettings & Property Management is a fictional business. We designed this site to show how we approach websites in this industry. No real client, no invented results.

A note before we start: Kestrel Lettings & Property Management is a fictional business. We designed this concept to show how Newzen approaches a website for a UK lettings agent and property manager. There is no real client, and no results are claimed. Every fee, listing and dashboard figure on the page is clearly labelled as an example.

The problem with most lettings agent websites

Independent letting agents usually compete with national brands and online-only agents, but their websites rarely show why they are different. The common problems are:

  • Fees are hidden behind "call for a quote", which makes landlords wary from the start.
  • Landlords and tenants land on the same homepage with no clear path for either.
  • Compliance, the thing landlords worry about most, is reduced to one line of jargon.
  • Valuation forms are long and generic, and they don't work well on a phone.

Goals

The site needed to win landlord valuation requests above everything else, and still give tenants a quick path to listings and repairs. It also had to come across as trustworthy and local without inventing reviews, awards or statistics.

Design decisions

An editorial, old-money look

Landlords are handing over a valuable asset, so the brand borrows from private banks and estate agents in the UK: a deep green paired with a brass accent, Playfair Display for headings and Inter for the interface.

Manchester in line art

We had no photography to work with, so we drew the city instead. A row of red-brick-style terraces runs along the bottom of the hero, with a mill chimney, a gothic clock tower, a modern tower and a crane behind it, all in fine brass line art. The property cards use the same style, so the page feels local before any photos exist.

Conversion features

  • Free rental valuation above the fold: just postcode, property type, a tap-to-select bedroom count and an email address.
  • Landlord and tenant paths: one tap sends each visitor to their own section, and each section has its own promises and calls to action.
  • Published fee table: three tiers in a "from X% + VAT" format, plus a small calculator that turns a monthly rent into example fees including VAT.
  • Compliance tracker: gas safety, EICR, EPC, deposit protection and Right to Rent are shown as a sample tracker, so the service is something landlords can see rather than a claim.
  • Landlord portal mockup: statements, maintenance and certificates shown on desktop and phone.
  • Area guide: an interactive stylised map covering Didsbury, Chorlton, Ancoats, the Northern Quarter, Salford Quays and Levenshulme.
  • Honest reviews slot: an empty-state widget ready for live Google reviews, with no testimonials written for it.

Mobile decisions

Most landlords first look at an agent on their phone. On mobile, the hero copy is shortened, the two audience paths stack as large tap targets, and the valuation form follows straight after. A fixed bottom bar keeps Call and Free valuation within reach on every screen. Fee tiers and calculator results stack into readable rows.

SEO and local SEO plan

  • Separate pages for each service (tenant find, fully managed, HMO management, compliance) and for each area, such as "letting agent Didsbury".
  • A fully completed Google Business Profile with service areas, categories, photos and a steady flow of review requests.
  • LocalBusiness/RealEstateAgent schema, FAQ schema and listing schema on property pages.
  • Landlord guides on compliance and the Renters' Rights reforms.

What the real build would include

A live build would feed listings from the agency's property management software, connect valuation enquiries to the CRM with instant notifications, and link the portal to the agency's existing system. It would also add call tracking, GA4 conversion events for valuation and contact forms, a cookie-consent banner, a live Google reviews widget, and the agency's real client money protection and redress scheme details in the footer.
