Questions

Asked and answered.

How much does it cost to let my property?

It depends on the service level. Tenant Find is a one-off fee; Rent Collection and Fully Managed are a percentage of the monthly rent. The real site would list every fee, including VAT, in one table — the figures above are examples for this concept.

What's included in the fully managed service?

Everything from marketing and referencing through to rent collection, repairs, routine inspections, compliance renewals, check-out and deposit returns. You get one named property manager and access to the landlord portal.

Do you manage HMOs and shared houses?

Yes. We check whether mandatory or any additional licensing applies to your property, handle the application and renewals, and manage the extra fire safety, communal area and room-by-room tenancy requirements.

What safety certificates does a landlord need?

In England that typically means an annual gas safety record, an EICR at least every five years, a valid EPC at the minimum rating, smoke and carbon monoxide alarms, and the tenant's deposit protected within 30 days. We track and renew all of it for managed landlords.

How are the Renters' Rights reforms affecting landlords?

The reforms change how tenancies are structured and ended, and add new duties. We keep our paperwork and processes up to date and explain what any change means for your specific property in plain English.

I'm a tenant — what will I have to pay?

Only what the Tenant Fees Act 2019 allows: rent, a refundable holding deposit of up to one week's rent, a tenancy deposit of up to five weeks' rent (where annual rent is under £50,000), and a few specific default charges set out in your agreement.

Can I switch to you from my current agent?

Usually, yes. We'll review your current agreement for notice terms, then handle the handover of the deposit, documents, keys and tenant communication so your tenant barely notices the change.
